Do you provide free estimates?
In some cases, we can provide a free cost estimation by using owner provided information, and the use of Google maps and Google Earth. This is an approximate price. If we are unable to provide a free estimate, or if you wish to have further concrete pricing, a $450 deposit will need to be submitted to River city Structural Movers so that we may run the entire route with a height pole to ascertain the ability and cost to relocate the structure. If the price is accepted and contract signed, the deposit will be rolled into the cost of the structure relocation.
Once on site, how long will the process take?
Each project is different, but we can give frequent updates during the project on timelines
Can you guarantee a start date? What are the delays we could face?
We cannot guarantee a start date due to factors that are outside of our control. There are many reasons why a job can get delayed. DPS route permitting delays, building permit delays from the city, unknown structural condition, inclement weather, and Covid-19 protocols are the leading causes of project delays. Please keep this in mind if you are facing a deadline.
Who gets the permits?
River City Structural Movers does not pull any demo or relocation permits. That is the duty of the owner or contractor in charge of overseeing the contract.
During the course of the move is it possible for the house to develop cracks in drywall, cabinets to shift, tile to crack, etc.?
There is always a possibility of shifting during the move, it all depends on how the home was originally built or when it was remodeled. Great care is taken to protect finished surfaces, but some damage is unavoidable. Cracks or other normal shifting of the structure will be the responsibility of the homeowner.
If the roof must be cut, will you reassemble the roof structure and repair the roof covering itself?
We will reassemble the structure and will use new framing lumber and plywood, but we are not responsible for repair or replacement of permanent roof covering. This is the responsibility of the client.
Do you temporarily waterproof the structure if the roof needs to be lowered or needs to be cut in two or more pieces?
During the course of the relocation, we will apply a simple means of temporary waterproofing in the form of tarps or plastic. To ensure maximum water protection to the building, we can provide additional water proofing measures. If client desires additional waterproofing to be installed, it will be broken out as a separate line item in the proposal. We do not guarantee that no water will get inside the structure.
When the home is set down, is it possible for doors to not close, or windows to be off?
Sometimes homes that we relocate are built on an out of level foundation, or the home is renovated when on an out of level or out of plumb condition.
Do you provide sealed engineered drawings for your foundation?
We can provide engineered drawings and the cost will be outlined as a separate line item in your proposal..
Do you remove the debris generated from demolition or reconstruction of the home before and or after the relocation?
We can provide debris removal if the client requests it. If we are not contractually obligated to remove the debris, we will gather and place and debris in neat piles to be removed by others.
Are you responsible for damage to lawn and or landscaping during the relocation process?
We typically are not responsibly for the damage. The process of structural relocation involves the use of skid steers, large trucks, and other heavy equipment. The use of this machinery will almost guarantee disturbance to lawn or landscaping. We will “bucket smooth” the property when we are completed.
Will you install temporary construction fencing or silt control or erosion barriers during the structural relocation process?
The owner or general contractor is responsible for this.
If house is to be set on cement pads and blocks, do you provide them?
We provide the blocks and pads in our proposal. However, if there is a need to double stack the structure, all additional materials will be billed at the end of the project
Do you accept credit card payments?
Yes, and a 3% fee is applied to cover processing costs
If unforeseen conditions are encountered, how are they addressed?
We work extremely hard on the front side to forecast any potential unforeseen conditions pertaining to the structure and ground conditions, however certain conditions simply cannot be known until after work has commenced. If during the relocation project unforeseen conditions are encountered that require additional labor, equipment, or materials the client will be notified before additional labor, equipment or materials are utilized. Additional labor rates for unforeseen conditions are billed at $75.00/man hour. All additional material receipts will be billed directly and presented to client at with invoice
